This mixed-use scheme represents an exciting opportunity to redevelop an important vacant site and its riverside frontage, in the centre of Ipswich.


The proposed development comprises a large foodstore with 9000m² sales area with car parking below the store, 1000m² A1/A3 retail units, 15 townhouses, two hotels each with over 100 bedrooms and new pedestrian linkage between two of the bridges crossing the River Orwell.


With the developer, Spenhill, Mountford Pigott has overcome a number of technical challenges relating to the site including flood risk and significant electrical and storm water infrastructure. The result is a design that will enhance the locality including new public realm, a riverside promenade with shops and cafes overlooking the water and will provide a high-quality environment for both residents and shoppers.


The scheme will also offer new public routes to connect the Ipswich railway station to the town and the adjacent Marina.
