The development comprises a self-storage unit arranged over basement, ground and three upper floors (gross area of 8,500m²) as well as 2,250m² of flexi-office space designed to accommodate small businesses and start-ups.

 

The main design challenge we faced was how to accommodate a large commercial warehouse building in a residential street scene and this challenge was not made easier by a Grade II listed building immediately to the southeast of the development site.  The solution was to locate the warehouse building at the rear of the site and screen it with four-storey office accommodation along the southeast and southwest elevations. The offices address the main road and a new pedestrian route through the site designed to provide a link to future development at the rear of the site.
